Aurora Contractors, as Construction Manager, completed the redevelopment of the abandoned New York Ship Yard site into IKEA’s largest retail facility in the United States. This $180,000,000 project, located in the Red Hook section of Brooklyn, NY, included the complete demolition and decommissioning of the existing shipyard facilities, environmental remediation of a Brownfield site including cleanup of underwater areas, reconstruction of waterfront on New York Harbor and the new construction of IKEA’s LEED certified 350,000 SF retail sales warehouse facility.

The building itself is a pile supported steel framed structure completely elevated to allow on grade parking. Features include extensive vertical transportation to accommodate the on grade parking, elevated loading docks, restaurant facilities, two floors of retail sales space, over 100,000 SF of retail warehouse sales space and back office facilities to support IKEA’s top gross sales with a staff of over 300 employees. The LEED specific features of this model of sustainable retail construction include incorporation of water saving technology that nets a savings of 60,000 gallons per month and over 70,000 SF of green roof.

As part of the redevelopment IKEA agreed to construct a 6.5 acre waterfront esplanade / park for public use which provides unprecedented access to the Brooklyn waterfront. To accomplish this Aurora Contractors reconstructed over 1 mile of waterfront which included installation of sheet pile bulkhead and elevated platforms to provide a continuous walkway along the waters edge. Included in the site redevelopment was the requirement to abandon a 700 foot long graving dock which was filled with over 110,000 cubic yards of sand dredged and barged to site from the ongoing Ambrose Channel dredging project. The park itself was themed to embrace the waterfront heritage of the site and which required restoration and placement of artifacts salvaged from the site during demolition. Included in the materials salvaged and restored as artifacts are 3 gantry cranes which continue to overlook the site. The park itself includes extensive plantings, irrigation, a fully functioning ferry terminal with access to Manhattan and custom fabricated furnishings such as wave shaped benches and steel mesh chase lounges creating a truly unique setting with access to the Erie Basin and New York Harbor. The park has been featured in ‘Landscape Architecture’ magazine.
