New Construction

Aurora Contractors was the Construction Manager for this five-story retail and office building located in Brooklyn, NY. The total retail and business space available at the property is 235,000 SF. The five stories consist of two underground parking floors and three stories above grade for the retail and office space. The site is in the middle of a block that is fully developed on either side of the building. There is also an existing NYC Fire Station located in the middle of the project, on the 14th Street side of the building. The Fire Station had to remain operational throughout the course of construction, creating a unique construction situation.

The site conditions created numerous logistical issues, including the need for continual dewatering of the site, intricate shoring plans and sheet piling to ensure the rapid and safe construction of our project, while considering the effect on the neighboring buildings. Our communication skills allowed the various agencies involved (NYC Building Department, DOT, DEP, etc.) to expedite the issuance of key permits, including street and sidewalk closures.

Due to Aurora’s involvement during the pre-construction phases of the project, we were able to assist the Owner with numerous design criteria. This ultimately allowed them to achieve the aesthetics they desired and maintain an ambitious construction schedule. Aurora also assisted with the coordination of the tenant improvements, lease negotiations and needs assessment.
