Summary

The Lead Estimator, or Estimator I, will generate and manage estimates required for pre-construction and bidding efforts. The Lead Estimator provides estimates, budget control and studies for projects and potential projects during business development, pre-construction and construction phases of a project and across all scopes, systems, and assemblies. Estimates vary from conceptual to lump sum bids. Ability to complete full quantity take-offs to support accurate estimates for all disciplines in commercial projects including, but not limited to civil and site work, structural, concrete, building skin, finishes, mechanical, and electrical. A complete understanding of the interrelationship of the cost of labor, material, equipment, and productivity in the unit costs used at each level of an estimate is expected.

  1. Scope of work-Reviews construction documents and understands scope of work to bid. Develop project specific trade scope. Knowledge of rules and regulations for AHJ. Creation of preliminary milestone project schedule.
  2. Quantity Take-offs-Executes quantity take-offs of construction documents.
  3. Recording-Inputs take-offs into an estimate spreadsheet.
  4. Manage Database-Manage subcontractor database and contact information.
  5. Communication -Manage communications with design team, subcontractors, and in-house staff. Obtains cost proposals from subcontractors. Informs the immediate supervisor of any observed inaccuracies or omissions in quoted items or computer database.
  6. Oversight of ICAP Compliance and Coverage.
  7. Preparation of Cost Analysis-Prepares cost analysis in computer by outlining material, labor, equipment, subcontractor and overhead costs incurred in the installation of items and organizing them on company server.
  8. Bid Process Leadership-Lead project lump sum bidding process. Oversight of trade bid list and coverage. Complete final bid for review with Director of Estimating.
  9. Presentations-Prepare estimate presentations, special studies, budget control reports and estimating documents for projects and client presentations.
  10. Estimations- Where predetermined standard(s) are not available, makes an estimate.
  11. Resource Development and Maintenance-Develops and maintains resource information on products, vendors, subcontractors, government requirements, etc.
  12. Attends departmental meetings as required.
  13. Photocopies documents and plans.
  14. Supervision- Supervises lower level estimators and provides learning opportunities and feedback to ensure progress growth of skill set in Estimating.
  15. Analysis-Analyzes architectural blueprints. Understanding of GC’s, GR’s and project specific requirements. Edit/amend trade specific boiler plate template scopes.
  16. Knowledgeable and able to operate computer programs including Adobe Acrobat, Microsoft Excel & Word, SmartBid and Dropbox.
  17. Able to download, organize and distribute contract drawings and documents.
  18. May visit field of active projects.
