Summary/Objective

Superintendent provides overall on-site management and technical direction in accordance with company policies, project documents and federal/state/local governmental regulations to ensure safety, quality, cost and productivity.

Essential Functions

  1. Project Controls – Supervise total construction effort to ensure project is constructed in accordance with design, budget and schedule. Communicate well with Aurora Management, client representatives, architect and engineer representatives, other contractors, et. al. Supervise the work of any construction employees or other contractors required to fulfill the contract. Plan, coordinate, and supervise on-site functions (scheduling, engineering, material control, etc.) Manage and communicate unforeseen events proactively and immediately, presenting solutions and preventative measures.
  2. Standardization and Compliance Management – Work as a part of the joint project management team to develop and implement project procedures, best practices, working documents, standards, etc. Ensure that all on-site personnel comply with the project procedures, safety program requirements, work rules, etc. Document any violations, notify project management, and recommend or implement necessary corrective actions. Maintenance of RFI’s and document changes, and thorough understanding of contract scope/delineation ensure proper coordination of project.
  3. Budget Performance – Continually review project progress, schedules and requirements for completion. Determine and recommend changes in methods, schedules and/or procedures to ensure budgets are met or exceeded. Assume responsibility for productivity of labor, efficient use of materials and equipment, and contractual performance of the project. Keep Management team aware of any budgetary issues/concerns. Timely communication is essential in order to address issues/concerns before they become problems.
  4. 3 week look ahead- create and maintain a 3 week look ahead schedule to ensure that any scheduling issues are resolved before they begin.
  5. Timely / accurate field documentation – Lead future thinking and look-ahead planning, and long lead items. Ensure proper paper flow and information reporting from the project to the office. Take the initiative to communicate with people in the company and keep them informed about issues, problems and successes occurring on the job and how it will impact the overall project schedule.
  6. Staffing –Motivate and inspire employees and subcontractors through positive reinforcement and timely feedback on expectations for safety, quality, productivity and related goals. Lead the resolution process of any field issues with creative problem solving and use of expertise. Notify Project Manager in a timely manner should an issue need to be escalated.
  7. Technical Assistance – Provide construction expertise in support of the project through interpretation of drawings, recommending construction methods and equipment, etc. as required for the successful completion of the project.
  8. Customer Relations and Communications – Maintain positive, continuous communication with customers. Show integrity and dependability. Be committed to meeting the customers’ expectations.
  9. Schedule- Responsible for assisting maintenance and updating of the project schedule and milestone reporting, and projecting future schedule activities.
  10. Reporting- Responsible for the NYC DOB daily reports and progress photos. ACI daily reports, safety, QC, and AHJ logs, permits, inspections and testing.
  11. Site overview- including kick off meeting with Subs, Subcontractor Pre-installation meeting, Crane pre-lift meetings, Foreman Coordination and Safety meeting. Proactive engagement of subcontractors if concerns arise, monitoring/driving of subcontractor schedule and logistics and overview of budget costs with regard to manpower extrapolation ensure project conformance. Maintain safe and clean project.
  12. Responsible for TCO and CO process coordinating with Operations Coordinator.
  13. Represents Company - Exemplify Aurora’s Core Values, personifying Customer Focus, Integrity, Family Values, Quality work, and Enthusiasm and foster that behavior in project team.
  14. Approved Shop Drawing Review and Coordination.
  15. Schedule and lead weekly foreman’s meetings. Ensure documentation of foreman meetings.
  16. Schedule, coordinate and execute inspections.
  17. Closeout-develop and complete internal punch list prior to design team inspection, manager and schedule punch list completion, and assist Project Manager with delivery of closeout materials to client.
  18. Responsible for verifying delivery tickets, subcontractor ticket work and ordering materials if/as required.
